Bridging Finance

The bridging finance sector has seen huge growth recently, and as a result we have seen a number of new lenders entering the market. The increased competition has brought about an improvement in interest rates and arrangement fees, as well the introduction of new innovative products.

Bridging Finance is a short-term loan that provides access to funding when it is needed most. Bridging loans are typically used to raise funds for any legal purpose, and generally last for no longer than 12 months. This can be extended to 18 months in certain circumstances, and will normally require you to have a strategy in place to ensure that you can repay the loan at the end of the term.

The rates of interest and fees charged will appear high when compared to standard residential lending, but effecting a short-term loan could mean that you secure the place of your dreams, are able to renovate a property for a quick resale, or are able to carry out essential repairs so that the property becomes habitable and eligible for mainstream lending.

Development Finance

Like bridging finance, development finance is a short-term loan for the specific purpose of building a new property/-ies or making substantial changes to an existing property.

The loan is typically arranged with a portion being released for the land / property purchase and the remainder released in a number of tranches throughout the build / development to cover the build costs in line with your requirements.

As this is a very specialist area of finance, lenders are particularly selective as to who they will lend to. We work closely with a number of financial institutions and specialist lenders to help guarantee a project’s chances of success.

Commercial Finance

Chartwell Funding can source the most competitive terms from across the market, and our relationships with lenders (some of whom you may not have heard of) have helped us secure finance where others cannot.

Whilst in principle the underwriting is similar to residential mortgages (i.e. the lender will check that the applicants have the means to repay the loan and the security offered is suitable to repay their debt if it came to repossession), there are notable differences.

Firstly, a commercial mortgage can be taken out in the name of a business or a commercial property investor. The lending will be based on the strength of the borrower’s business and its owners / directors. If buying for commercial investment, this will also include details of the business of the tenants and the length of the lease they have entered into.

The security offered must be used in its entirety for commercial purposes or contain a mixture of commercial and residential use.
